Restoration & Repair    |   Mold

  • If wet or damp materials or areas are properly dried 24-48 hours after a leak or spill happens, in most cases a mold issue will not develop.
  • Clean and repair roof gutters regularly
  • Make sure the grade of the property pitches away from the building foundation, so that water does not pool or enter around the foundation.
  • Keep air conditioning drip pans clean and the drain lines unobstructed and flowing properly
  • Keep indoor humidity low. If possible, keep indoor humidity below 60 percent (ideally between 30 and 50 percent) relative humidity. Relative humidity can be measured with a moisture or humidity meter, a small, inexpensive ($10-$50) instrument available at many hardware stores.
  • If you see condensation or moisture collecting on windows, walls or pipes act quickly to dry the wet surface and reduce the moisture/water source. Condensation can be a sign of high humidity

If you have a mold problem...

Do...

  • Initially ascertain the extent of the contamination by visual inspection.
  • Consult a professional industrial hygienist to analyze the nature and scope of the mold exposure.
  • Obtain a clear, written report with scientific testing results to document the mold condition and obtain methodology for remediation
  • Hire a professional mold remediation contractor who has the proper licenses, insurance and experience to handle your type of mold remediation project.
  • Check a remediation contractor's references and record with make sure there are no unresolved complaints with the Better Business Bureau
  • Wear respirators and other protective gear around the contaminated areas.

Do Not...

  • Try to clean the mold yourself (if > 10 contiguous sq. ft.)
  • Demolish the contaminated materials or disturb the mold in any way to prevent further contamination
  • Remove contaminated materials without proper negative air and containment precautions.
