Mold Overruns Abandoned Townhouse

We received a call from a property management company regarding a townhouse in one of its developments that, unbeknownst to the management company, had been vacated by the homeowners and was about to go into foreclosure. During the time the unit was left unoccupied a water supply line burst causing water to run for an undetermined period of time until it was discovered by a neighbor when water was running out from underneath the garage door. The property manager notified us that there was extensive water damage and mold growth throughout.

Upon our initial inspection there was evidence of severe mold damage to all of the interior building surfaces throughout the townhouse with mushrooms growing out of the heavily saturated carpeting. The drywall ceilings throughout the first floor were beginning to collapse and the hard surface floors had become spongy and the metal framing had caused rust to develop where the water had pooled within the walls.

The first order of priority was to limit the damages to the townhouse and the adjacent units which had begun to show evidence of moisture penetration through the walls.

It was clear that this was an emergency project that required an expedited response. Accordingly, after discussing the scope of work and remediation strategy with the property manager. Maxons’ project manager provided a detailed estimate that very same day. Soon afterwards, a team of Maxons’ mold remediation specialists was on site to set up critical containment barriers and installed commercial HEPA air filtration devices in order to capture airborne particulate while demolition was being performed.

All of the sodden building materials throughout including doors, moldings, drywall, insulation, kitchen cabinets, tile flooring, carpeting and padding were cut into small pieces so they could be double bagged and HEPA vacuumed before removing them from containment into the on-site receptacle. All of the remaining exposed areas were HEPA vacuumed, wiped and sprayed treated an antimicrobial solution which was essential to mitigate the damages to the townhouse and limit further moisture and mold damage to the adjacent townhouses.

The property manager was most appreciative for our fast, thorough and expert response to this emergency condition which saved the management company and neighboring homeowners further damage and unnecessary disruption.
